The City of Council Bluffs initiated a study and park planning process for the development of the riverfront and adjacent Playland Park neighborhood. As a member of the project team, Snyder & Associates was responsible for all aspects of surveying as well as the conceptual layout of utilities and streets. The culmination of the study and land planning process was the completion of the Tom Hanafan River’s Edge Park.

Snyder & Associates provided topographic surveying, land surveying, utility location surveys, and right-of-way surveys for the project. All survey data and associated electronic files were transferred to the design team for preparing design and construction documentsSupplying complete and accurate survey data, which required no additional action or follow-up for use in the final design, allowed the design team to focus on other elements of the project.

Surveys included identification of Federal Levee boundaries, Iowa DOT Interstate Highway right-of-ways, local street right-of-ways, and private property boundaries. Survey limits for the project extended from Harrah’s Casino parking lot south to several hundred feet north of the Bob Kerrey Pedestrian Bridge and from the banks of the Missouri River to the “dry side” of the river levee. Base plan preparation showing property lines, physical features, utilities, trees, and contours was accomplished upon completion of field surveys.
